Construction is well-underway for 111 Boland, a new 43,000 s.f., three-story, speculative office building whose overall shape and geometry are derived from the project’s heavily-treed, triangular site. To maximize rentable space, the building is located on the south end of the property, with two of its faces aligning with the angled property lines – allowing for an efficient layout of parking on the property’s rectangular north end. Use of a smaller first floor footprint enabled a covered vehicular drop-off that provides a gracious entrance to the sleek, wood paneled building lobby.
